Seminary Avenue Property Announcement FAQ's
Why did we decide not to purchase the property?
As we worked through the developmental and environmental challenges with this site, it became increasingly difficult for the site to accommodate our parking needs. Due to the County’s strict development standards, we have been advised by our experts that adequate parking to meet our growing demand would not be approved.
Did our decision have anything to do with the community opposition?
No. Although our relationship to the community and neighborhoods close to the Seminary property site is of high importance to us, we ultimately reached the decision based on our growing needs and the reality that the property’s limited ability to meet those needs would not be approved by the County.
Did we spend any money?
Yes. Similar to other projects of this nature, there were upfront costs associated with evaluating the viability of this property for a building project of this scope and size. The categories of expense were architecture, legal and engineering. Additionally, we paid a portion of a non-refundable down-payment expense toward the property.
How much money was spent on this project, and what were the general expenses?
* Property Development Legal Fees: $102,000
* Civil Engineering Fees: $93,000
* Traffic Study Engineer Fees: $33,000
* Environmental Scientist Fees: $19,000
* Surveyor Fees: $8,000
* Architecture Fees: $64,000
* Non-refundable down-payment: $150,000.
Our building committee is actively and quickly processing all available site options for Grace as we move forward. We will be bringing updates to the congregation as soon and as often as they become available.
Will we be looking in the same area as before for a new location?
Yes. Many in our congregation live relatively close to the immediate surrounding areas of our current location. Our desire is to stay close to our current location to maintain a continuity of presence in our current community.
When did it become clear that the parking needs could not be met at the Seminary site?
In November of 2016. As this became clear we immediately paused the project and all costs associated. Between November 2016 and March 2017 we evaluated our best options of terminating the project. No costs wee incurred during this time.
Is any of the work that was done for the Seminary site (engineering, architectural plans, etc.) transferrable to another location?
Some of the work by the architect will be able to be used on another project. However, much of the work that was done in other categories (i.e. legal representation, engineering, environmental and traffic study) was project specific. Because of this, it will not directly transfer to another project.
How can the congregation be praying?
Over our rich 36 year history, God has been faithful to Grace Fellowship Church. Let us continue to thank Him for His goodness to us and pray that He will continue to give us wisdom and guidance in selecting a new location. We encourage everyone in the congregation to pray for and trust in God’s supernatural provision as we seek a new home.
